SHOULD YOU APPRAISE YOUR HOME BEFORE SELLING?Last week, I met with a homeowner who had just gotten an appraisal for her home as part of a divorce. The value came in at $1.03M, which honestly made my jaw hit the floor because nothing in her neighborhood sells anywhere near that. When I asked what she thought it was worth, she said maybe $1.2M, possibly $1.3M on a good day. After walking the house and digging into the comps, my opinion landed closer to $1.4M to $1.5M. Same home. Same market. Very different lens. She was SHOCKED! But the sales in her neighborhood support a value like that, and she has done some gorgeous work to the house that buyers will love. An appraisal is not the same thing as a strategic list price. Appraisals absolutely serve a purpose, especially in legal situations, but they are often conservative snapshots in time when there isn’t a real buyer on the other end. I see this often: sellers come in thinking their home is worth far more, or far less, than what the market will actually pay. Before you assume your house is worth a certain amount or rely on an appraisal to determine value, it’s worth getting a second perspective from someone who lives inside the local market every day.
